It is my pleaseure to be able to write a letter of recommendation for Bruce Swartz. Bruce was my realtor from January 1987 through August 1987. I first came to know Bruce through Century 21's relocation/referral program. Bruce had a monumental task of selling one of the more difficult classes of property in the greater Phoenix area, my condominium. I had already been through three other realty offices in Phoenix, with no results.
Bruce came in with an aggressive marketing plan which included newspaper advertising, trade brochures, local ralty magazines, and custom designed advertising fliers that were passed out to clients and at a weekly realtor associations meetings. Through Bruce Swartz, the Century 21 offices held several open houses.
I wish to stress that none of the other brokers made any extraordinary sales efforts beyond simply placing the listing in the multiple listings book and then waiting for someone else to sell the property! Throughout the entire listing period, Bruce demonstrated an active interest in marketing and selling the property. Bruce aslo kept me up to date with what he was doing to sell the property.

Over the past year, my partner and I requested that Bruce assist us in finding a new home. Our requirements for the new house were fairly narrow, and our search was very
broad. We were willing to look at properties east of Central Avenue from the Loop 101 in the north to the Loop 202 in the south. Each week, Bruce would narrow down the MLS to the requirements that we had, and would tirelessly spend the weekend driving around the Valley with us to see the select few that we narrowed our search to. It took us roughly nine months to find the house that would satisfy our needs.
We were always impressed with the great, optimistic, supportive attitude that Bruce gave when we were loosing hope. We were always grateful for the years of experience and similar situations that Bruce was able to share with us. When we looked at houses, Bruce was always more critical than we were, sure to point out all the potential mechanical and resale issues and benefits. Bruce never showed us houses outside of out price range and requirements, he always paid close attention to our needs and worked to find homes that would satisfy them.
In the end, it was purely the skills of our real estate agent that secured us the house we wanted. The professionalism and courtesy that Bruce, showed in the bid and negotiation process were the keys to our success when late at night, the current owners accepted our bid over that of another prospective buyer. Their real estate agent passed along that it was based on the good relationship Bruce had made with their office that won us the house. We were eternally grateful!
Because of our respect and trust in Bruce, we asked that he list out current house. Bruce put all his effort into getting a sale as soon as possible. He hosted open houses on all the weekends of the listing and tacked the impressions of the real estate agents that showed the house that was above our asking price.
All in all, our final feelings after working with Bruce were that we could not imagine how anyone could buy or sell a house without him as their agent. We have recommended his services to friends and business associated, and recommended his services to you.

My name is Donna Ray and this is my Arizona home buying experience:
In July 2000, my husband and I were on vacation in Scottsdale and we decided to drive around and look at houses. We stopped at an open house, and that is where we met Bruce Swartz, We gave him some general information explaining what we were looking for, and a few days later he came to our hotel and brought us a 2-inch stack of information of local real estate that was for sale. We informed him we lived in Pennsylvania and were not ready to buy at that time, but we were hoping in the near future.
Six months later we received a card in the mail from Bruce. He wished us a nice holiday, and he included his business card so we could contact him when we were ready to buy. Two and half years later in May 2003, I found Bruce's card and I called him to say that we were ready to move. Bruce took all of the information we gave him on what type of house we wanted, and he also gave me the name of a local mortgage company in Phoenix. Buy the time we arrived in Phoenix in July, we were pre-approved, Bruce had his list of houses that fit our criteria, and we were on our way. Bruce drove us around for 2 days, and put 200 miles on his car. Because of Bruce Swartz, we found the house that we wanted and we bought it.

We listed our property with Bruce Swartz at the beginning of September 2006, after our last tenant vacated. Bruce did a superb job at marketing the property. Bruce's comprehensive service began with getting the property ready for sale by coordinating the cleanup of the outside and the necessary repairs for the interior.
Bruce next added the signage to the property, provided an attention getting listing on the MLS, and proceeded immediately to hold open houses to give the property maximum exposure and buyer traffic. After obtaining a contract, Bruce continued to personally manage the transaction by staying in touch with the title company, buyer's agent and the lender to provide a smooth, on time closing.
The bottom line for Cullick Properties AZ, LLC was that we received our asking price, had a contract within 3 weeks after the listing and closed 3 weeks after that. A total duration of listing to close in less than 6 weeks in a "slow: market when the average selling time was closer to 6 months. Phenomenal!

I first met Bruce Swartz about 6 months ago. I work for Stewart Title & Trust of Phoenix and I assisted him with some of his marketing materials. We instantly hit it off, Bruce is a wonderful person. I knew that when my fiance and I started looking for a house we would call on Bruce for his expertise. My fiance and I decided to start looking and got serious about finding a house the middle of August 2008. We qualified for the Ameridream program, the only catch was finding a house and closing escrow before October 1st.
My fiance and I were very stressed, but Bruce said not to worry that there were numerous houses out there and we would find one in time. He asked us to start looking at houses and we came up with a list, he also came up with houses that fit our criteria. We wanted a house with a big backyard and a pool. We had our list and we started looking the last weekend of August. We went out on Saturday and saw about 10 houses, two of which we really liked, but we still didn't feel like we had found our dream home. The next day we went out again and the very first house we looked at (which was one of the houses Bruce found) I knew this was our house. But we still wanted to look at the rest of the houses on the list. At the end of the day Bruce took us back to the house we really liked from Saturday so we could make sure we found the right one...we then asked if we could go back to the first house on the list from the day. We walked in to the house a second time and that was all it took we were set on our house.
That night we drew up the contract and got it sent over. The owners accepted our offer and we were even able to get it for less than what they were asking for...Bruce is amazing! We closed escrow a week before the Ameridream deadline without any problems. I know that without Bruce we would not have been able to find the perfect house and close escrow in time, he is truly amazing!
We could not have gotten our house at a more perfect time. Two weeks before we moved in my finace found out he was being deployed to Iraq. Even though this will be difficult for us, knowing that we have a house in a safe neighborhood and close to family and friends gives my fiance peace of mind that I will be ok while he is away. We owe all of that to Bruce for finding us our house, we can not thank him enough for his help and his friendship. Bruce will always be in our hearts, he is and always will be our friend and Realtor and we will recommend him to anyone who is looking to buy or sell a home.
