This Privacy Policy explains how Bruce A. Swartz (“we,” “our,” “us”) collects, uses, shares, and protects information when you visit [yourdomain.com] (the “Site”). This Site may link to (a) our MLS property search pages (hosted by a third party) and (b) our separate Senior Transitions site. Those sites have their own privacy policies; please review them when you visit.

1) What we collect
We collect information in three ways:
You provide it: contact forms, consultation requests, newsletter sign-ups, property inquiry forms you complete on this Site (name, email, phone, message, preferences, and any details you submit).
Automatically: standard internet and device data (IP address, approximate location, pages viewed, referring/exit pages, timestamps), and cookie- or pixel-based identifiers used for analytics and (optional) advertising measurement.
From third parties: if you arrive from our MLS site, Senior Transitions site, social platforms, or an email campaign, we may receive limited engagement data (campaign tags, page paths) to understand interest and improve service.
We do not intentionally collect sensitive personal information via this Site (e.g., precise geolocation, government IDs, health data). If you believe you’ve submitted sensitive data in error, email homes@bruceswartz.com and we’ll delete it.
2) How we use information
We use your information to:
respond to inquiries, schedule tours/consultations, and provide real estate and senior-move guidance;
operate, secure, and improve the Site (analytics, debugging, preventing fraud);
personalize content (e.g., save search preferences if you consent to cookies);
send updates with your consent (you can opt out anytime);
comply with legal obligations and enforce our terms.
3) Cookies, analytics, and ads
We use cookies and similar technologies to run the Site and understand which pages are most helpful. You can control cookies via your browser settings and our on-site preferences tool (if enabled). Where required by law, we will ask for consent before placing non-essential cookies.
We may use analytics services (e.g., Google Analytics) to understand traffic patterns. We may also use advertising or social media pixels to measure campaign performance or show interest-based ads; you can opt out as described below.

4) Links to the MLS site and Senior Transitions site
When you click to view listings or use saved searches, you may be redirected to an MLS/IDX provider’s website. That provider controls its own tracking, cookies, and forms. Likewise, our Senior Transitions site is operated under its own policy. We do not control and are not responsible for third-party privacy practices; please review their notices before submitting information there.
5) How we share information
We share information only as needed to run our business and comply with law:
Service providers (website hosting, security, analytics, email/CRM tools, form and appointment tools) under contracts that limit their use of your data.
Professional obligations (e.g., cooperating brokers, escrow/title) when you ask us to move forward on a transaction.
Legal and safety (to comply with law or protect rights, property, or safety).
Business transfers (if we reorganize our practice; your information will remain protected under this Policy or a successor policy with comparable protections).
We do not sell personal information for money. If our use of analytics/ads could be considered “selling” or “sharing” under certain state laws, you can opt out as described next.
6) Your privacy choices

7) Your rights (U.S. state privacy laws)
Depending on where you live, you may have the right to request: (a) access to the categories and specific pieces of personal information we hold about you; (b) correction of inaccuracies; (c) deletion; (d) portability; and (e) to opt out of targeted advertising, “sale,” or certain profiling. You may also have the right to appeal a decision on your request.
How to submit: email homes@bruceswartz.com with “Privacy Request” in the subject and specify your state. We’ll verify your identity and respond within the time required by applicable law. If we deny your request, you may appeal by replying to our decision within 30 days and writing “Appeal” in the subject. 8) Children’s data
This Site is for adults and is not directed to children under 13. We do not knowingly collect personal information from children under 13. If we learn that we have, we will delete it promptly. 9) Security and retention
We use reasonable administrative, technical, and physical safeguards appropriate to the nature of the data we process. No method is 100% secure. We retain personal information only as long as necessary for the purposes described in this Policy (for example, for as long as you maintain an account or we have an ongoing client relationship), to comply with legal obligations, and to resolve disputes.
10) International visitors
This Site is intended for users in the United States. If you access the Site from outside the U.S., you understand that we may process your information in the U.S. and that data protection laws in the U.S. may differ from those in your country.
11) Notice at collection (California-style categories)
We may collect the following categories of personal information: identifiers (name, email, phone), internet/activity data (pages viewed, IP address, device/browser info), commercial or preference data you provide (property interests, budget ranges), and in limited cases professional information related to a transaction. We use and retain this information for the purposes in Sections 2 and 9, and we share it as described in Section 5. 12) Third-party services we rely on
This Site may integrate or link to third-party services such as the MLS/IDX search provider, scheduling tools, mapping, analytics, email/CRM, or form processors. 13) Email, phone, and texting rules
If you provide your email, you may receive transactional messages and, with consent where required, occasional marketing. You can unsubscribe anytime. We follow CAN-SPAM for commercial email. 14) Changes to this Policy
